Occupancy Requirements...

Resident must be 62 years or older or meet "disadvantaged" definition according to the ADA Regulations.

Resident must be certified and sign a formal residential lease agreement.

Income and assets will be reviewed and certified on a yearly basis.

Resident must be able to live independently or bring preapproved assistance. Such assistance is welcome but not provided.

Resident Responsibility...

Residents are expected to carry out normal housekeeping duties including food preparation, cleaning and caring for their financial matters. Maintain and keep their apartment in healthy and safe conditions. Also, residents are encouraged to carry renter's insurance (personal property and liability).

Repairs to appliances, carpet replacement, and painting are the responsibility of Genesis management and the Board. Alterations and changes to the properties require approval.

Pets Are Welcome

Federal law allows senior citizens to have pets. Service animals are excluded from this policy. The following regulations will be implemented in all Rural Developement projects managed by GHI.

Tenants may house one (1) pet which includes any of the following...a caged bird, a five (5) gallon aquarium with fish, a turtle, a rabbit, a dog or a cat per household. Pets should not weigh in excess of thirty (30) pounds for a dog and fifteen (15) for a cat. Service and/or companion animals are exempt from weight guidelines.
